Where your time actually goes. Not into the contract itself — you have a template. It goes into re-typing details, into explaining to a foreign client what the document says, into annexes that belong with it but usually are not there, and into wondering whether anything changed since last year. Not a fill-in-the-blanks template, but a legal engine

A template is a document with holes in it: whatever you fill in is your responsibility. ContractHost works the other way round. What your client and their tenant notice

A complete file changes how your office is seen

The bar sits higher than it did a few years ago. An owner letting property in Spain unconsciously places your documents next to everything else they receive digitally: their mortgage file, their insurance policy, the accounts their bookkeeper draws up. Against that, a model touched up in Word reads as something done in passing — even when the content is right. That verdict is reached before anyone has read the first clause.

A Dutch, British or German tenant is handed ten pages in Spain, in a language they do not read, about a legal system they do not know, and is expected to sign. That is where mistrust sets in: they ask for time to think it over, send it to someone they know who “does something with law”, or sign reluctantly and come back three months later with questions about something that was in there all along. With the reading version beside it, they see clause by clause what it says and why, in their own language, with the statutory article alongside — and they do not argue about the deposit.

The second thing they notice is whose it is. From Office S upwards, the contract and the instruction document carry the name of your office in the document footer instead of ours; content, per-clause source reference and consultation date stay identical. Your client sets side by side what they get from you and what they were given elsewhere before: there a Word file with a company name at the top, here a complete file with a bilingual explanation, completed annexes, the rules of their own region and a reference number with a consultation date. No badges and no customer counts — these are the things you can check yourself.

  • Every clause carries its statutory article and consultation date. Not in a colophon at the back, but per clause: which article, which consolidated text, and on what date we consulted it. You can verify every line yourself in the BOE.
  • Reviewed by a lawyer admitted in Spain. Every change with legal impact — a new clause, an amended deposit rule, a shift in case law — is assessed before go-live by an abogado colegiado.
  • A reference number with consultation date on every document. Years later you can still show which state of the law a contract rested on — the difference between “it was fine at the time” and being able to prove it.

  • No text from a language model. Every contract is assembled from a fixed clause register written by people and maintained against the consolidated statutory text. When the law changes, the system blocks issuance until the model has been updated.

Is this inferior to a contract from a lawyer?

As a document, no. What your client signs is a full Spanish rental contract under the same law — assembled from clauses each checked individually against the consolidated statutory text, with the article and the consultation date attached. On several points you get more than from an average instruction to a firm: the bilingual reading version explaining every clause, the fillable annexes, the deposit rules of the region concerned with body and deadline, and a reference number that lets you show years later which state of the law the contract rested on. A lawyer or gestoría usually delivers the contract, in Spanish, without that explanation and without those annexes.

Where a lawyer does do something we do not: assess the situation. We give no legal advice and do not look at your client's circumstances. If there is a live dispute, an unusual structure or a large financial interest, that needs a human being — and this file is still a good starting point to put in front of them, with the articles alongside.

For those who draft their own

Gestorías and lawyers who draft their own contracts do not lose their time on the legal work but on the repetition around it: re-typing party details, looking up what the region says about the deposit this year, and assembling the annexes that really ought to be attached. That is the part this system takes over.

Frequently asked questions

Is the deposit on a seasonal let in Spain one month or two?
Two months. Article 36.1 LAU requires a deposit of one month's rent for a residential tenancy and two months' rent for a letting for use other than as a dwelling, which is where seasonal lets fall. The generator puts the correct amount into the contract automatically, based on the regime that fits the situation.
Does a rental deposit have to be registered in Spain?
That differs by region. In the Comunitat Valenciana the deposit must be lodged with the Generalitat Valenciana within one month, on pain of a fine of up to €3,000. In Catalonia it goes through INCASÒL within two months, and for seasonal contracts pro rata to the term. In the Balearic Islands through IBAVI. In Andalucía the duty to lodge with the AVRA lapsed for contracts from 24 January 2026 under Ley 5/2025; the deposit itself remains compulsory under art. 36.1 LAU, but you keep it under your own management. The file names the competent body and the deadline in days for each region.
Is this an AI template or a standard model contract?
Neither. The document is assembled from the situation, the regime and the region, out of clauses checked against the Spanish legislation in force, with the law article and the verification date on every clause. AI templates and free models are often years behind current legislation — and you cannot tell by looking at them.
What goes wrong with a contract from last year?
Spanish rental legislation changed five times in eighteen months, and the courts then struck parts of it down again — the Tribunal Supremo removed part of the NRUA on 21 May 2026. A model drawn up before that refers to rules that no longer apply. In practice the risk rarely sits in the big clauses but in the small ones: the wrong regime, a deposit amount from the other category, a notice period out of an old version. Precisely the errors that only become visible once they have caused damage.
Are the prices per month or per year?
Per month, excluding VAT. Pay annually and you pay for ten months instead of twelve. The monthly subscription can be cancelled monthly; there is no minimum term.
How does VAT work?
Spanish customers pay 21% IVA on top of the monthly price. For EU businesses outside Spain with a valid VAT number the VAT is reverse-charged (intra-Community service); you account for it in your own VAT return. You provide your VAT number when ordering.
Which contracts are included?
Residential tenancy (LAU art. 2) and seasonal let/temporada (art. 3.2), completed in full: all clauses, annexes (inventory, handover report, meter readings, house rules, checklist, proof of main residence), the deposit rules of every region with the competent body named, and the bilingual instruction document. What does the file archive involve?
Every generated contract is archived per client, with a record of which model version and clauses were used — your file for when a client asks questions later. It comes with the payment schedule and mark-paid, the recibos, the rent reminders, the inventory with check-in and check-out photographs, and the deposit return. The archive is opt-in and is covered by a data processing agreement.
In which languages does my client receive the documents?
The signing contract is Spanish — that is the legally binding version. The reading version explaining every clause, and the automatic rent reminders, come in five languages: Dutch, English, German, Spanish and French.
Does ContractHost give legal advice?
No. You get model contracts based on the LAU and the regional rules, completed with the details you enter, with the statutory article and consultation date per clause. We do not assess your client's situation and do not act as a lawyer or gestoría. With a live dispute, an unusual structure or a large financial interest, a lawyer belongs at the table — with this file beside them.
What happens if the law changes during a running contract?
You receive a notice setting out what changes and what it means for running files, and the models are updated. For new contracts you simply generate again, at no extra cost. For running contracts the notice shows whether anything needs to be done — and if so, what.
